Data Center Owners & Operators
Owning powered buildings and campuses that cloud and AI tenants lease
Where it sits
Fed by: Energy & ResourcesFeeds: Cloud & AI Capital
Landlords deliver reliable power, cooling, buildings and connectivity to tenants that install computing equipment. The market spans listed colocation operators, private hyperscale developers, regional campuses and former mining sites converted into long-term AI leases.
Why now
Long AI leases and constrained power access are drawing capital into larger campuses. Acquisitions, IPO preparations and mining-site conversions reshape the owner base in 2026, while announced gigawatts remain far larger than completed, rent-producing IT capacity.
Listed colocation & data center REITs
Listed operators and property trusts own network-rich colocation sites and hyperscale buildings. Investors must distinguish live IT capacity from development pipelines and separate trusts from their sponsors.
