Develops large mixed-use master-planned communities in California, blending residential, commercial, retail, educational, and recreational uses with civic areas, parks, and open space. Its named communities include Great Park Neighborhoods in Irvine, Valencia in Los Angeles County, and Candlestick and The San Francisco Shipyard in San Francisco.

Operations are organized around the Valencia, San Francisco, Great Park, and Hearthstone segments. Great Park and other community ventures can have economic participation that differs from the underlying ventures' gross activity.

The acquisition of a controlling Hearthstone interest added land banking and capital solutions for homebuilders. The public holding company sits above an operating partnership in an Up-C structure that preserves exchange rights for certain legacy venture interests.
