Originates, funds, services and holds short-term first-mortgage loans for professional real-estate investors acquiring, renovating, building or bridging small residential and commercial properties. Lending revenue comes from interest on secured loans and origination fees.
Covers New York City, Long Island, the Hudson Valley, Rockland and Westchester, with collateral across New York, New Jersey and Connecticut, plus a Florida market. Uses its own personnel, mortgage brokers and deal initiators to move quickly on time-sensitive loans that conventional lenders may not serve.
Underwriting combines conservative loan-to-value limits, borrower equity and exit-strategy review, first-priority liens, personal guarantees, outside appraisals, legal work and ongoing monitoring. Shareholder equity and secured floating-rate bank facilities finance the portfolio; borrowing capacity depends on eligible collateral, borrowing bases and covenant compliance. REIT qualification requires asset, income, ownership and distribution tests.
