Growth has come from community acquisitions, expansion of existing properties, rental-home additions, and selective development through Nuveen joint ventures and an Opportunity Zone fund.
Execution depends on occupancy, rent increases, financing availability, and acquisition pricing. Rent control in New York and New Jersey limits rent increases in parts of the portfolio.
