Owns luxury and upper-upscale hotels in urban and resort markets, with most properties in the United States and a smaller presence in Canada and Brazil. A single Hotel Ownership segment earns revenue from rooms, food and beverage, and ancillary services including parking, golf, spas and resort fees. Properties carry Marriott, Ritz-Carlton, Westin, Hyatt, Hilton, Accor, 1 Hotels and independent flags.
Creates value through acquisitions, sales, renovations and active asset management while third-party operators handle daily hotel operations under long-term management or franchise agreements. Results depend on travel demand, property-level labor and costs, brand-manager execution and recurring property investment. REIT rules prevent direct hotel operation, so taxable subsidiaries contract with third-party managers.
