Owns and operates necessity-based shopping centers, earning primarily contractual rents and tenant reimbursements. A fully integrated retail REIT, its portfolio is concentrated in secondary and tertiary Mid-Atlantic and Southeast markets, while Cedar assets remain in a separate operating partnership.
Owns and operates grocery-anchored, neighborhood and community centers, strip centers, and free-standing retail properties across the Mid-Atlantic, Southeast, and Northeast. Rental income comes chiefly from lease payments, with other revenue from percentage rent, tenant reimbursements, and lease-termination fees. Many leases are triple-net arrangements, shifting a substantial share of operating, maintenance, insurance, and tax costs to tenants.
Executes leasing, property management, acquisition, development, redevelopment, and selective capital improvements internally. Its strategy concentrates on necessity-based retail in secondary and tertiary markets, with tenant mixes built around necessity, service, and convenience.
Depends on tenants honoring and renewing leases, anchor traffic, local competition, regional conditions, financing availability, and compliance with REIT requirements. Cedar assets remain in a separate operating partnership, and an active marketing process covers much of the portfolio.
