Sells vacation ownership interests from its own inventory and for third-party developers, finances purchases, and earns fees from resort and club management. Its two-segment model combines real estate sales and consumer lending with a global, Hilton-licensed vacation-club network.
Develops, markets, and sells deeded and trust-based vacation ownership interests, while also selling inventory for third-party developers. Consumer loans and loan servicing sit beside resort operations, club management, rentals, and reservation services. HGV Max links eligible owners across club networks and adds access to Hilton hotels and outside travel exchanges.
Operates more than 200 properties across the United States, Europe, Canada, the Caribbean, Mexico, and Asia. An inventory mix of developed, fee-for-service, and just-in-time supply balances owned projects with lower-capital third-party arrangements; rebranding of acquired Diamond and Bluegreen properties continues.
Relies on a long-term Hilton license for trademarks, reservation systems, loyalty-program data, and brand affiliation. Hilton approves property conversions and new branded developments, while loan performance affects financing economics. Timeshare sales, marketing, development, lending, and resort management are regulated across its markets.
